FORT LAUDERDALE NEW CONSTRUCTION UPDATES 2022

FORT LAUDERDALE NEW CONSTRUCTION UPDATES 2022

OPTIONS ABOUND FOR BOTH HOUSING AND ENTERTAINMENT IN FORT LAUDERDALE

In the last three years, Fort Lauderdale has seen a major boom in construction and development; cranes can still be seen popping up in and around downtown, a clear sign that the area remains highly sought after for both living and socializing.

We’re seeing new condos and apartments and with that, an influx of millennials and empty-nesters seeking to live in our exciting urban core. There have been almost 2,000 new condos and apartments completed in the last year, including the impressive 100 Las Olas by Kolter and the new millennial-esque apartment building, Society by PMG. More businesses are moving into Fort Lauderdale, and the Brightline stop opens our city up to numerous new options for work and play.

The new living opportunities are some of the most impressive additions to Fort Lauderdale, forever changing our skyline.

NEW SOCIAL ASPECTS

In addition to new living opportunities, the new social additions that have been added to Fort Lauderdale are enhancing the culture of this incredible city. Las Olas, Fort Lauderdale’s prominent downtown address received its very own grocery store, Publix Greenwise, at the base of The Main. Restaurants and retail are filling up the storefronts as well, with recent additions like the online-based sunglasses brand, Warby Parker, YETI, and the Tommy Bahama Store & Marlin Bar.

Las Olas’s neighbor and best friend, the Fort Lauderdale Riverwalk, is also gaining additions to make the downtown area a more walkable place. The latest additions include The Wharf, an open-air event space that houses crowds of people from Thursday to Sunday nights right on the riverfront. Right next door (replacing the old Briny Pub) is Rivertail – a seafood-driven dining concept created by award-winning chef, Jose Mendin & the creators of The Wharf, Breakwater Hospitality.

The historic Riverside Hotel has expanded its restaurant offerings with Boathouse at the Riverside, a tapas-style restaurant that has waterfront dockage on the New River. Lastly, Miami’s Bodega has made its way to Fort Lauderdale, opening across from The Wharf with its taco truck interior and lounge.

Oh, and don’t think we forgot about the beach. While some may associate it with tourists with sand in between their toes, we consider Fort Lauderdale Beach as a little slice of heaven right in our backyard. And one of the most exciting additions to the area is the all-new Las Olas Oceanside Park – a 2-acre amazing green space at the corner of Las Olas and A1A, with space for events such as live music and a farmer’s market, locals are hanging out and enjoying all the things that the beach life has to offer. From here, walk to bars, restaurants, and some of our very best beachfront hotels.

Fort Lauderdale’s version of the High Line is well on its way to becoming an amazing reality and she’s been named “Laudertrail.”

The goal is to develop a comprehensive multi-use system that safely connects everyone in the City of Fort Lauderdale to parks, transit, local businesses, attractions, and their neighbors.

The Parker Playhouse received a $26 million total facelift, and was renamed “The Parker.” New features include private donor and premium lounges with a signature bar area as well as upgraded systems and technology that deliver advanced acoustics!

And lastly – the construction of the tunnel is for a good reason! A $16M project is being built on top of the tunnel that lives under the New River and it’s called Tunnel Top Park. Completion is expected to take about two years, but when finished, all of Las Olas residences and visitors will have a beautiful area to enjoy!

A MARKET UPDATE

We’re seeing a number of things happening for us here in Fort Lauderdale; more millennials are moving here, empty-nesters are seeking to move downtown for an exciting, urban active time in their life, office occupancy is trending back to pre-Covid levels, and the rate of new startups is increasing as well.

In addition to living opportunities, we’re seeing transportation opportunities expand as well. Virgin Brightline, the newest method of mass transport in South Florida, is adding two new stations in Aventura and Boca, making South Florida even more attractive for commuters, workers, and travelers. A station to Orlando is also in progress and is targeted for completion by December 2022.

“Prior to coronavirus and as we emerge on the other side of it, housing in East Fort Lauderdale and all of South Florida remains highly desirable,” says Don Ginsburg, Founder, and President of Freebird. “Demand for housing remains strong, appropriately priced homes are selling quickly, and we benefit from fantastic weather, endless activities, and a strong local community.

“Now is a fantastic time to sell your home as inventory and interest rates remain very low. On the flip side, interest rates are also at a record low, which makes now also the perfect time to buy a home” says Alex McCoy, Real Estate Agent at Freebird. “The Coronavirus has not stopped real estate. Interest rates continue to be low while incentives, buyers, and inventory are all low, which is excellent for sellers. Buyers still have a vast array of homes to choose from, and with the right agent, they can still get the home of their dreams.”

FORT LAUDERDALE – THE BEST PLACE TO BE
