It really is true; everyone knows an agent. But do they know the RIGHT agent? There are so many things to look for in a Real Estate Agent, whether you are looking to buy or sell. The difference between a good agent and a great agent could mean so many things: saving money, saving time, and a whole lot less stress.

A buyer’s agent represents you, the buyer, and your interests in real estate transactions. Simply put, they help you find the property you’re looking to buy and guide you through that entire process from search to purchase.
 
A seller’s agent works with you as the property owner to list, market, and sell your home. With that said, here are seven things you should look for in a Real Estate Agent.
 

Vast knowledge of the local markets

 
Whether working with a buyer or seller’s agent, it’s crucial they know the neighborhood and local environment (and not just where the closest grocery store is located).
 
As a seller, you want to get the highest price possible for your home. As a buyer, you want the right home at the best possible price. Your agent should know the ins and outs of the area: what rents go for, recent sales, etc.
 

Experience in your field of search

 
This is where having a niche is important. Does your agent have one? Are they all over the place with who they ‘help?’ We recommend finding and working with an agent who is experienced and well-versed with what you are looking for, whether that be property, geography, and/or price.
 
For example, if you’re looking for an investment property to rent or AirBnB, your agent should be able to tell you what going rents are for that area and if it would be a suitable community for vacation rentals.
 

Who they’re connected to

 
Having an overall economic understanding of a locale is crucial. This goes beyond ‘knowing the area how involved are they in the local community?
 
Your agent should be well-connected with other brokers and agents and know that reputation really is everything. The more connected your agent is in their locale, the more eyeballs can be on your property (sellers) and the more opportunities there may be for off-market listings that are suited perfectly to your home-buying needs (buyers).
 

How they’re going to market your home

 
Sellers: we’re looking at you. Agents all have the same tools, how they use them is what matters in the marketing of your home. Contrary to popular belief, there is no one-size-fits-all marketing plan or strategy for each and every listing out there in the world. Each property (yours included) is unique and should all be treated as such.
 
Find an agent who will customize the marketing of your home in more ways than just social media and direct mail.
 

Integrity

 
Honest and integrity go a long way in real estate and should be practiced with every interaction. You should 100% trust your agent to act in your best interest to help you make the right choices, whether you are buying or selling a home.
 
The ideal agent communicates clearly, effectively, and often. They make a point to pay attention and listen to your needs and ideas something you would think is necessary for seamless transactions, but often gets neglected.
 

Outstanding communication skills

 
Piggy-backing off the last point, pay attention to how your agent communicates on the phone, in person, and in emails. Do you like how they respond to your questions? Are they aggressive enough (read: hungry) to get you to y our end goal?
 
Understandably so, if you are unable to communicate with your agent, the process will be quite difficult. In today’s market as a buyer, this could mean missing out on deals as they arise.
